Work starts on identifying new Cornish development sites

Cornwall Council has started a process of identifying sites for new development by publishing a Site Allocations Scoping Report for consultation, which will set out specific land allocations for development. The document is intended to identify sites to be developed for a variety of uses, including housing, employment and retail. The document will also seek to protect land, including existing strategic employment sites, as well as land to maintain / develop important infrastructure. Public consultation on the document closes on December 20, following which the council expects to prepare a Pre-Submission version of the document for further public consultation in May/June 2014, with Submission to the Secretary of State for examination in November 2014. Nick Matthews, director and chartered planning consultant at Savills, said: "The council is actively planning for future growth by allocating specific sites for development through a Site Allocations DPD. "Although only an initial scoping document, this consultation provides a good opportunity to ensure that the council is made aware of potential strategic development sites, and ultimately provides an opportunity for willing local landowners to capitalise by realising the value that development can bring through the release of land." With the council planning for specific land allocations for residential development, estate agents are calling on local landowners to act now to maximise their opportunities for inclusion in the Cornwall Development Framework.
