New plans have emerged to build more than a hundred homes on a controversial site on the outskirts of Truro.
Developer LXB Properties wants to build 140 homes, including 40 affordable homes, on land at Higher Newham, the West Briton has learned.
A thousand-home development was previously approved on the site but was then rejected by the Secretary of State after local opposition in a bitterly fought battle.
It has now emerged that LXB Properties are planning to build on 15 acres of the 100-acre site.
The other 85 acres would then be placed "in a trust to prevent further development" according to the minutes of a Truro City Council meeting earlier this month attended by representatives from LXB Properties.
Matthew Taylor from LXB Properties told councillors the developer was working with Duchy College and the Cornish Food Foundation on the use of the 85 acres which would be primarily agricultural.
According to the minutes, Tim Walton from LXB "confirmed LXB had purchased the land from investors and their philosophy was to look at a better way of developing, viewing sustainability as the proof of success of some villages over many generations".
LXB said they were also looking at the possibility of including space for allotments for use by residents of the city.
Councillors were told access to the road network was yet to be confirmed due to proposed changes to Arch Hill. A 320-home development at Tolgarrick, across Arch Hill, was granted planning consent on appeal at the beginning of September which will entail a £2m roads improvement scheme at the arch Hill roundabout.
